Blue River

Blue River is a residential mountain town strung along Highway 9 between Breckenridge and Hoosier Pass, incorporated in 1964 and sitting among the highest elevations of any town in the country. There is little commercial development inside the town: it is wooded lots, custom homes, and quiet, with Breckenridge providing the shopping, dining, schools, and ski access a few minutes north.

What sets Blue River apart for a buyer is governance at the town level. The town runs its own short-term-rental licensing program rather than deferring to the county, and it manages wildfire actively, with fuels-reduction work and fuel breaks through the surrounding forest and the Red, White and Blue Fire District serving the valley. For anyone weighing a home here, the town rules on rentals and the parcel-level wildfire picture belong in the decision early.
