River Run Village

River Run Village is the gondola base of Keystone Resort, a pedestrian alpine village of ski-in/ski-out condominiums and townhomes built around the River Run Gondola to Dercum Mountain. It is the center of Keystone's luxury resort market, now led by the new Kindred Resort and Alcove base-village tier, with no short-term-rental cap and the strongest rental performance in town.

Town of Keystone (no cap, no waitlist; license about $285/year, expires Sept 30, non-transferable on sale)

The River Run Gondola runs from the village plaza to Dercum Mountain, putting the lift within walking distance of every address. The free Keystone in-resort shuttle connects to Mountain House, Lakeside, and the eastside; the free Summit Stage runs to Dillon, Frisco, Silverthorne, Breckenridge, and Arapahoe Basin. The village itself is walkable, with shops, dining, and year-round events at Warren Station.

Whole-ownership luxury at the gondola is the constrained product. The new base-village tier sold quickly, and single-ownership homes at the lift, as opposed to fractional or timeshare, are a finite share of River Run inventory.

River Run Village is the front door of Keystone Resort, the gondola base where a pedestrian plaza of shops and restaurants wraps around the lift that carries skiers up Dercum Mountain. Almost every residence here is a walk from the gondola, which makes ski-in/ski-out a practical reality rather than a marketing line for most of the village. For years the one thing River Run lacked was a true luxury base center.

For years the one thing River Run lacked was a true luxury base center.

That arrived with the new base-village development at the gondola, single-ownership luxury condominiums and townhomes alongside a 4.5-star hotel and a private ski club, built on a site that had sat undeveloped for fifty years. River Run is now both the most rented address in Keystone and the location of its newest UHNW product, and the same Town of Keystone rules that allow uncapped short-term rentals apply across the village. The one cost that does not show in the listing is the Keystone Neighbourhood Company's 2 percent transfer assessment, paid by the buyer at closing on every River Run sale.

The new base village

Kindred Resort and The Alcove are the newest single-ownership luxury condominiums and townhomes at the gondola, built on a central base site that sat undeveloped for fifty years. Kindred pairs whole-ownership residences with a 4.5-star hotel and a private ski club, the first amenity of its kind at Keystone. This tier reset the top of the Keystone market.

The gondola-base condominiums

The established ski-in/ski-out buildings that define River Run, including names like Expedition Station, Red Hawk Lodge, Black Bear Lodge, Silver Mill, Buffalo Lodge, and Dakota. These are lock-and-leave residences with strong rental histories, steps from the gondola and the village plaza. The most liquid and most rented product in Keystone.

The Timbers and Lone Eagle

The premium penthouse and whole-ownership lodge tier within River Run, the established luxury benchmark before the new base village arrived. Larger floor plans, concierge-level service, and the closest the older village came to a private-residence-club experience. A fit for buyers who want size and service inside the base.

What makes this neighborhood unique

River Run Village is the gondola base of Keystone, a pedestrian alpine village where the lift, the shops, the restaurants, and the residences sit within a few minutes' walk of each other. The River Run Gondola climbs from the village plaza to Dercum Mountain, so for most addresses here ski-in/ski-out is literal rather than approximate. Warren Station anchors the village calendar with year-round events, and the plaza stays active through every season. This is the most amenity-dense and most rented part of Keystone.

For most of its history Keystone lacked a true luxury base center, and that changed with the new development at the gondola. Kindred Resort and The Alcove brought single-ownership luxury condominiums and townhomes, a 4.5-star hotel, and a private ski club to a central site that had sat undeveloped for fifty years. The product is whole-ownership rather than fractional or timeshare, which matters to buyers who want a residence available for family without scheduling around other owners. This tier reset the ceiling of the Keystone market and gave River Run a genuine UHNW address at the lift.

Two financial facts define a River Run purchase. The first is the Keystone Neighbourhood Company transfer assessment, 2 percent of the sale price paid by the buyer at closing, which applies across River Run Village and does not appear in the MLS, plus an ongoing annual assessment based on assessed value. The second runs the other way: the Town of Keystone places no cap and no waitlist on short-term rental licenses, and River Run generates the strongest rental performance in Keystone, so the rental optionality here is real and immediate. Licenses do not transfer on sale, so a new owner applies fresh rather than inheriting the prior owner's history.

River Run is resort-base condominium living, and the trade-offs come with the address. Homeowner dues, rental turnover in the building, and the foot traffic of an active village are part of the package, and ski-in/ski-out varies by building and even by stack, so the access claim belongs at the unit level rather than the village level. The buyer who wants to ski to the gondola, lock the door, and rent the property when away lands at River Run. The buyer who wants a detached home, quiet, and trees lands on the eastside or at Keystone Ranch. The short distance between them is the difference between two different ways of owning at Keystone.
