Town of Keystone (no cap, no waitlist; license about $285/year, expires Sept 30, non-transferable on sale)
River Run generates the strongest rental performance in Keystone, and the Town of Keystone STR program has no cap and no waitlist, so a new owner can license right after closing. Licenses do not transfer on sale. The combined STR tax is among the lowest in the county; confirm the current figure at contract.

Transit Access Premium
The River Run Gondola runs from the village plaza to Dercum Mountain, putting the lift within walking distance of every address. The free Keystone in-resort shuttle connects to Mountain House, Lakeside, and the eastside; the free Summit Stage runs to Dillon, Frisco, Silverthorne, Breckenridge, and Arapahoe Basin. The village itself is walkable, with shops, dining, and year-round events at Warren Station.
Whole-ownership luxury at the gondola is the constrained product. The new base-village tier sold quickly, and single-ownership homes at the lift, as opposed to fractional or timeshare, are a finite share of River Run inventory.
