Guides for Buying and Selling in Breckenridge and Summit County

Start with one of the three main guides: buying, selling, or buying a second home from out of state. Each one links down to the shorter guides on costs, taxes, rental rules, and towns, so you can go as deep as the decision needs. Every figure lives on the guide that owns it, with its source and the date it was checked.

Guides by Topic

Costs, Taxes, and Financing

What a purchase really costs, before and after closing.

Short-Term Rental Rules

Rental rights depend on the town, the zone, and the license, so each jurisdiction has its own page.

Choosing Where to Buy

Each town solves a different problem.

Buying From Out of State

What buyers from each market tend to ask, and what changes for them.

How These Guides Stay Current

Rules and fees in Summit County change often, especially rental caps and waitlists. Each guide shows the date it was published and the date it was last updated, and I change the updated date only when a figure or a recommendation actually changes. Taxes, fees, and rules are checked against the town, the county, or the state that sets them. Market figures come from the local MLS and are labeled with the period they cover. For the latest numbers, see the Summit County market statistics and The Summit Report.

None of it replaces a property-specific read. If you have an address in mind, I'll run the jurisdiction, the transfer costs, the rental status, and the closing math on it with you.

Talk Through Your Plans
