Base village residences
Peak 8 Sub, One Ski Hill Place, Crystal Peak Lodge, Mountain Thunder Lodge
Neighborhood
Peak 8 is the resort-base village end of Breckenridge and the terminus of the BreckConnect Gondola from downtown, holding the deepest concentration of ski-in, ski-out residences and the newest slopeside luxury on the mountain, with single-family enclaves set in the pines just above the lifts.
Town of Breckenridge, mixed: majority Zone 3, with Resort and Zone 1 pockets
Peak 8 spans more than one STR zone. The majority of the area is Zone 3 (capped, multi-year waitlist), but there are Resort Zone pockets (the ski-base condo and lodge complexes, no cap) and Zone 1 pockets (for example the Timber Trail enclave, where licenses are available). STR eligibility therefore depends on the specific parcel. The license is non-transferable on sale.
Peak 8 is where Breckenridge skiing begins. The base area anchors the resort's lift network and the BreckConnect Gondola that carries you up from downtown, and the residences clustered here trade on the one thing every skier wants, which is snow under the boots at the door. This is the resort-base end of the mountain, home to the newest slopeside lodges and the deepest concentration of ski-in, ski-out product in Breckenridge.
Peak 8 is for the buyer who wants the mountain first and the town second.
Above the lifts, the single-family enclaves trade pace for privacy. Homes in places like Peak Eight Place sit among the pines with direct mountain access, close enough to the base to ski out, far enough up to feel removed from it. Peak 8 is for the buyer who wants the mountain first and the town second.
