Despite the Breckenridge mailing address, this area sits in unincorporated Summit County and is governed by county STR rules, not the Town of Breckenridge zones. It falls in the Neighborhood Overlay Zone, Upper Blue Basin, which is at its cap: no new standard Type II investor licenses are being issued, and the only path is a Type I license, which requires a qualified occupant living on the property at least nine months a year and working at least 30 hours a week in Summit County. The license is non-transferable on sale.

River Park sits just past the last stoplight on the south side of Breckenridge, where River Park Drive turns off Boreas Pass Road and runs down toward the Blue River. It is a small, slowly built neighborhood tucked between the river and the highway, and it offers something rare in town: a home on the water that is still an easy walk to Main Street. River Park carries a Breckenridge address but lies in unincorporated Summit County, so county short-term rental rules apply rather than the Town of Breckenridge's.

The older townhomes and the Ski and Racquet condos sit closer to the highway, the Rivers Edge duplexes and custom homes line the river in the newer planned core, and a handful of large estates anchor the high end well above eight figures of total value. Hikers reach the Illinois Gulch trail to the east and the burro trail to the west without getting in a car. River Park is for the buyer who wants the river and the town in the same address.
