Most of the housing market moves with mortgage rates. Summit County doesn't. A large share of buyers here pay cash, most arrive from out of state, and the market has kept setting records through the same rate environment that stalled the Front Range. Each month I pull the Altitude MLS numbers and lay out where Breckenridge and Summit County luxury actually stands.

What it means this month

Two markets, one dividing line.

An hour and a half down the hill, mortgage-driven Denver metro ran roughly flat on price and down about 2 percent on volume over the same window. Summit rose about 10.7 percent on price and 6 percent on volume. Same state, opposite direction, because one market runs on financing and the other doesn't.

For sellers, that means pricing against the wrong comparables costs real money: the $1.2M Denver townhome market isn't this market. For buyers, waiting out the rate cycle to catch a Summit discount is a theory the last three years haven't supported. When the right property comes available, the question is usually whether it'll still be there next year, not whether it'll be cheaper.
