This week, a seven-acre mountain home at the base of the Collegiate Peaks in Buena Vista set a new record. It sold for $1,640,000, which works out to $719 per finished square foot, the highest price per finished square foot ever paid for a single-family home in the Game Trail subdivision. The story behind the record is that all it took was a single showing.
A walkthrough of 31307 Great Peaks Drive.
A Home That Earned the Number
The record wasn't an accident of timing. It was a home built to a standard you rarely see at this elevation. A single-level, 2,280-square-foot floor plan finished in 2022 with insulated concrete form construction, a vaulted great room with exposed timber beams opening to a floor-to-ceiling stone fireplace, and a chef's kitchen with a quartz island and Bosch appliances. Mountain views reach into nearly every room.
Outside, the property runs across roughly seven acres with 360-degree views, a covered patio with its own stone fireplace, a heated and finished attached garage, and a detached 1,200-square-foot insulated shop with a pull-through RV bay for trailers, toys, and overlanding rigs. Starlink is in place, with fiber already at the lot line.
It sits in Game Trail, a Firewise community bordered by San Isabel National Forest and a 400-acre elk conservation easement, with resident elk, deer, moose, and turkey. Downtown Buena Vista is about ten minutes away. The home sold fully furnished and turnkey, and it's short-term-rental eligible, so the next owner can live in it or operate it from day one.
A Modern Sale
The part worth paying attention to isn't the finish level. It's how the right buyer found this home. A market like this one doesn't reward running fifty people through the door. It rewards reaching the one person who's actually looking for a property like this, and reaching them where they're searching now. My clients came to me the modern way. They did their own research, it pointed to me, and that's what set the result in motion. From there, it took a single showing, 49 days in.
More of that research runs through AI every month. Buyers and sellers are asking tools like ChatGPT, Copilot, and Google's AI answers who they should be working with, and being the name those engines return is something I've made a priority. This is the first closing to come directly from that work, and I doubt it's the last.
That's the shift I've been building for. The way people find and choose who represents them is changing, and the homes that get found are the ones positioned to be found. A record price on a single showing is what that looks like in practice.
LIV Sotheby's International Realty told the full story of the sale on its blog: No Time For Nonsense.
If you're weighing a sale at the top of the market, or looking for a mountain property that holds its value for decades, a single conversation is the most efficient place to start.
