The median asking price today sits below last year's median sale because the current listings skew smaller: a median of 826 square feet on the market versus 950 square feet among the units that sold. Compare price per square foot within the same building, or a building of the same age and amenities, before you judge whether a unit is priced well.

Where to Look

If ski access is the priority, start with the Peak 7, Peak 8 and Peak 9 guides. If walkability matters more, start with Downtown Breckenridge. Each guide covers what the area is like and current market figures. Check the Rental License Before the Unit

If you plan to rent the condo nightly, the license matters as much as the floor plan. The Town of Breckenridge caps short-term rental licenses by zone. On the Town's July 2026 count, Zone 1 still had licenses available with no waitlist, Zones 2 and 3 were full with waitlists, and the Resort Properties Zone had no waitlist. A license doesn't transfer when a condo sells, the regulatory fee is $756 per bedroom per year, and an HOA can restrict rentals on top of the Town's rules. The full detail, by town, is in the Summit County short-term rental rules guide.

Make Sure the Building Can Be Financed

Most Breckenridge condo buildings work with ordinary loans, but some don't. Fannie Mae won't buy loans in condo projects run like a hotel, such as buildings that offer hotel-type services, require owners to put units in a rental pool, are marketed as a hotel or investment, or are managed by a hotel or resort company that also handles short-term rentals. A buyer in one of those buildings usually needs a lender that keeps the loan in its own portfolio, on that lender's terms. This also matters when you sell, because it narrows who can buy from you. Ask your lender about the specific building before you're under contract.

Read the HOA's Books

In a mountain condo, the biggest risks are usually in the association, not the unit: thin reserves, a coming special assessment, rising insurance costs, or a large share of owners behind on dues. Ask for the association's budget, reserve study, recent meeting minutes and insurance details early in your due diligence period, and read them closely before you commit.

Condo or Single-Family Home?

A condo trades space and privacy for lower upkeep and, often, better ski or town access. If you're weighing both, the ski condo vs single-family framework covers HOA economics, rental rights, maintenance and resale.

Breckenridge Condo Questions, Answered

How many condos are for sale in Breckenridge right now? As of October 12, 2026, 104 whole-ownership condos were listed for sale in the Town of Breckenridge, asking from $329,900 to $2,595,000, with a median asking price of $787,000. Inventory changes daily, so treat that as a snapshot and set up a search for new listings.

How much does a condo cost in Breckenridge? Over the 12 months to October 12, 2026, 151 condos sold in the Town of Breckenridge at a median price of $910,000, or about $1,006 per square foot. Sales ranged from $340,000 to $3,400,000, so size, location and ski access matter more than the median.

Can I short-term rent a Breckenridge condo? Only if the Town has a license available in that unit's zone and the HOA allows it. Licenses are capped by zone, they don't transfer when a condo sells, and the regulatory fee is $756 per bedroom per year. Confirm the zone, the license status and the HOA rules before you write an offer.

Can I get a conventional mortgage on a Breckenridge condo? Often, but not in every building. Fannie Mae won't buy loans in condo projects run like a hotel, such as buildings with hotel-type services, mandatory rental pooling, or a hotel or resort management company that also runs short-term rentals. Those buildings usually need a lender that keeps the loan in its own portfolio, on its own terms.

How fast do Breckenridge condos sell? Over the past year, Breckenridge condos sold in a median of 46 days on market, at a median of 97.3% of the final list price. Well-priced units in strong buildings move faster than that, and overpriced ones sit.

Do most buyers pay cash for Breckenridge condos? Many do. Of the 151 condo sales in the Town of Breckenridge over the past year, 58 were reported as cash, about 38%. The rest were financed, which is why a building's loan eligibility can affect both your purchase and your eventual resale.
